Now this information is very wrong and I want to let you know that there is something for everyone and all you need to do is find your place, I mean a place where you know you find comfort, and you are able to build something for yourself and family. 

These locations that will be given below are places that people live when they are on a budget and no, they may not be like Maitama, Guzape, Asokoro and so on but they are good enough especially for a start. Now let’s get into our top 10 best affordable places to live in Abuja:

Lugbe

Situated just along Airport road, here in lugbe you can get a whole lot of estates and even local markets. If you’re wondering how you can  get anything at all in this area, you should know that the its proximity to the city center is fair which makes it a good choice for so many people. Here in Lugbe, you can find Shoprite, the Glory dome, lots of schools for those with families of course, plus the well connected roads, you are good to go.

The rent estimate is around N500,000 and above for a pretty good self  contain apartment, lets put this in mind that the area varies, one bedroom flat in the federal housing area goes for about N1.5 million .

Kubwa

For those who have been to kubwa lately you’ll know that it is a place to be. Its is a very beautiful place to live, as it stands kubwa has it all. So you really don’t have to run into town to do any form of shopping/ or anything that you may need for your home. We all know kubwa to be a residential area, so this is one of the most affordable areas in Abuja that anyone can get a house for a start.

Bwari

This is not just an educational hub. As we may all know the Nigerian law school is located right there in Bwari. So, it is not just a residential area but the area also caters to  students and professionals alike. Bwari may be considered by some a developing area but what is think about it is that, it is a hidden gem, this is because even in a ‘village’ as some would say, it is filled with really beautiful structures surprisingly. Getting a good place in Bwari costs N200,000- N300,000 for a standard self-contained building.

Nyanya

Let’s start by saying that Nyanya is in Abuja, it is just very close to Nasarawa. It carries budget friendly housing, and for those who may not know, it is closer to the city center than even kubwa, this area provides you with good road proximity, easy access to the city, schools etc.  

Dawaki

Dawaki may not be one of the cheapest but it has really good offers. Houses here are well structured and mainly in estates. If you’re willing to live in basic flats or self-contain, this will definitely be affordable. But let’s face reality, by ‘affordable’ you’d be expected to pay from N300,000 – N4,000,000 per annum and with this price you can get yourself a selfcon, 1 bedroom or even a 2 bedroom with additional service charge. 

Idu

Idu we’d say is a fast-developing area in Abuja, just by the Idu train terminal. Affordable houses, can be spotted around this location. Developers are doing a lot lately at Idu, here you can get shortlets, self-contained, 1 bedroom, or even duplexes/terraces.

Abuja may be known for its luxurious estates, but we’ve been able to source a few locations scattered around the city. From self-contained to even 2-bedroom flats. You can also get a 3 bedroom in a secure estate but expect to pay about 2 million naira upwards.
